Lead planner and author for the Central Lonsdale Planning Study, City of North Vancouver,  which examined density bonusing for the retention of and/or the building of new rental housing in the Town Centre. Ms. Venczel created an in-house, multi-disciplinary staff charrette process which informed programming of the public realm. She worked with a Council appointed Steering Committee which made a near unanimous recommendation to Council. There was also an associated public process. Building form, massing, architectural streetscape design, density, social diversity, demographics, average incomes, market conditions, FSR, floor plates and building heights were considered.
